Project Coordinator
Project Coordinator is a very vague title where tasks vary based on the needs of your employer. What do you think about when you think of project coordinator? As a temporary project coordinator, I was able to fulfill projects that my employer wanted done but didn’t want to hire a year round employee to do.

As a Project Coordinator for Garden Communities, I conducted a special project that would take a couple of months to complete. Garden Communities is a company that builds and leases apartments across southern California. My project consisted of market research on the leasing of company owned apartments and its competitors.

This was a three-part project with various tasks within each level. I had to conduct research in-person, online and on the phone. For each of these parts, I learned about the different properties from a fresh perspective, took notes on of all the important information in regards to pricing, amenities and provided my opinion on the property and the leasing agent. I then had to report my finding on each property to my supervisor.

In-person:
· Take a tour of every company owned property and all the competitors.
· Get pricing, availability and amenities offered.
· Take note of how effective the leasing agent is and feel of the community.

A typical tour consisted of showing up to the leasing office and showing interest in renting an apartment. I toured the properties with a leasing agent. When conducting in-person research, I took 4-6 tours per day and finished the day off by writing down a report on each property to send to your supervisor.

Phone:
· Make phone calls to leasing offices.
· Get pricing and availability.
· Take note of flow of conversation.

Some days, I spent calling leasing agents and taking notes on pricing and availability and compare those numbers with the information these leasing agents provide during in-person tours. One of the main reasons I called is to see which phone calls were intriguing and most convincing of renting. I then took notes and passed them along to the person in charge of training leasing agents. She used these notes to improve their training and skills on the phone and give them advice based on my new perspective.

Online:
· Compile all the information each property provides online.
· Navigate the different property websites from an unbiased stand point.

The primary goal of online research is to see which websites are best constructed to convince you to go see the property in person. This research gives the CEO an idea of how a website can be most effective.


A very important aspect of this job is being a temporary employee with no previous experience working for Garden Communities. Throughout my research, I had to come from an unbiased standpoint and bring in a fresh perspective. Everyone that already works in the company has a set opinion and bringing in a fresh perspective is very important to improving training.

This job is exciting because I got to make up a persona and it is not a conventional desk job. I was out of the office most of the day and only sat in my desk when compiling my reports at the end of the day. Another exciting aspect is that my reports were sent directly to the Chief Executive Officer. This insight led to policy and training changes in my short time as a Project Coordinator.

  2. It seems to me that you did an undercover boss type thing although you were not part of the company to begin with. It would be interesting to know if you had any really good or really horrible experiences at any of the places you visited.

  3. I certainly didn't know what it meant to be a project coordinator. Thought it was a very interesting read. It sounds like a cool job experience where you don' t have to stick to your office desk at all times.
