Did you know that the recommended amount of money to allocate to rent is no more than 30% of your salary? Sadly, in California, many cannot find living at those rates. California is currently battling a housing shortage as rent and land costs are increasing at a faster rate than wages. Although the problem seems so daunting and impossible to fix, I am happy to let you know that our government has actually made great strides in improving this issue by implementing the Supplemental Development Regulations to incentivize developers to build more low-income housing units. However, these government documents are hard to understand while the U.S Departments of Housing and Urban Development is understaffed and inundated with inquiries, not enough developers are aware of the opportunities available to them.

This is why we, Housing for All, want to educate real estate developers on the options available to them under the new regulations. That is why we would like to create a website for real estate developers to learn about what sort of incentives they can get for building affordable housing in their projects and how to optimize their investment while taking care of the community they are investing their money into.

The new Affordable Housing Regulations under the Supplemental Development Regulations in California states that developers who commit a certain percentage of their units to affordable housing will be granted density bonuses to be able to build more units. In addition to the density bonus, they are granted incentives which the developer can specifically request from the available options based on their project. The only problem with these regulations is that the state does not have the resources to educate every developer in California nor the staff to answer all inquiries on each project. Our website will allow each developer to input their proposed project with details such as lot size, number of units, and required return on investment and our algorithm will return the best solution for them tailored to their needs. We hope to be the place to turn to in order to help developers get the most out of their land without the stress of dealing with the city.
